Please read this guide before arrival.
Getting There
The address is
Flat 1,

Llandudno
LL30 2EF.
LL30 2EF in your Maps or Sat Nav will navigate you straight to the front of the building.
Once you arrive at York House, our apartment is down the steps as you enter the front gate.

Parking
There is free roadside parking on York road and the surrounding roads. It can be busy during the day in peak season. But in the evening the day trippers leave and you can usually get parked up outside the property on York Road.
Check-In Time.
Our standard arrival time is 4pm.
If you arrive earlier and the cleaners have setup the apartment, please feel free to check-in.
If the cleaners are still working, there is space in the vestibule area to baggage drop until the apartment is fully setup.
Key Box
We have a keybox in the Patio area to access the keys
Go down the steps into the decked patio area.
The key box is on the wall of the steps next to the large bambo plant.

Entrance.


Entry to the apartment is through the white door at the bottom of the steps. (Use the Silver Key with the Green Cover)

Once inside the vestibule there is an internal door to access the apartment. (Use Silver Key). IMPORTANT: Pull door towards you when unlocking


Note: This door is a Yale ‘Self Locking’ Type. ALWAYS check you have the keys with you before closing this door

During your Stay
Below are the key points to note for the apartment during your stay.
Any further questions you have during your stay please contact me.
IMPORTANT: Toilet
The apartment uses a ‘Saniflo’ maccerating toilet in the bathroom.
“Basically it chops up the waste and pumps it vertically to the drains outside”.This means ONLY TOILET PAPER CAN BE FLUSHED DOWN THE TOILET.
DO NOT flush Sanitary towels, Tampons, Wet Wipes, Cotton Buds etc.
These items will block and break the pump. The toilet will stop working.

If you accidentally flush any objects down. The motor and pump will begin to struggle. You will hear this straight away. You must switch of the unit immediately using the isolator switch on the left hand side of the cabinet. Then contact me immediately.

Recycling
“Please recycle responsibly and correctly”
In the apartment we provide separate bins for your recycling as follows
- General Rubbish – Non Recyclable Waste
- Recycling- Glass,Plastic, Cans, Paper & Cardboard.
- Food Caddy for all food waste (cooked & raw).
We ask you to rinse your plastic and jars prior to disposing. Doing this will make sorting the rubbish at the main bins easier for you.
Once full and at the end of your stay please take your rubbish to the Main Bins at the rear of York House.
There are two routes to the bins.
1. External via the back street (highlighted yellow)
2. Through the front door of the main building and through the hallway and out at the rear. (red arrows) You will need to use the gold yale key to access the main building. You will need the security key to open the back yard gate.

Please recycle in the correct bins to avoid collection issues. No bin bags in the green bins. Each bin is clearly labelled.
IMPORTANT:
The black bins are only emptied once a month.
The green bins are emptied weekly.
So it is really important to put all your plastic, glass, cans etc into the recycling bins rather than into the back bins which can overfly very quickly and become an issue for the permanent residents of York House.

Any Issue: The wifi router is in the lounge, behind the TV.
Phone Signal
Phone reception indoors is limited. We recommend you use wifi calling or whatsapp when inside the apartment
TV (Streaming Services)
We have provided Netflix and Amazon Prime for viewing on both TV’s (Lounge and Bedroom).
If there are any issues (i.e someone has signed out of these accounts) please let me know.
The bedroom TV only has streaming services. No TV Signal at the moment unfortunately.
Underfloor Heating
The apartment is very well insulated. The heating is only set to activate in the morning and early evening. This is set at the boiler control panel.
Each room has a thermostat. We recommend 20 deg’s max.
Note: Underfloor heating takes a longer time to reach temperature than radiators. But retains the temperature for much longer.
Plants
If the sun is shining and the plants look thirsty, it would be appreciated if could water them for us please. Thank you.
Outside Seating
The outdoor seating cushions are located in the vestibule. Please be mindful if the forecast is rain to bring the cushions back indoors to keep them dry for yourselves and the next guests. Thank you.
Electrics
The circuit breakers are located in the cupboard in the hallway. If any electrics trip, reset the appropriate switch, by flicking upwards.
Boiler
The Boiler is in the Kitchen. If the heating is not working, check the boiler Pressure is at 1 Bar (in the green Zone). To fill the boiler unscrew the square plastic screw underneath the boiler.

Sofabed (Bedroom)
If you have booked the sofabed in the bedroom, for additional comfort our cleaners will have fitted a mattress topper to the bed.
This means the bed will not fold away with the topper fitted.
Please remove the topper if you do plan to fold the bed away during the daytime.
Upon Departure
Thank you choosing to stay at One York House.
On your final day could we ask you do the following please;
Check-Out 10am
To help our cleaners please ensure you are checked-out by 10am.
Thank you.
Rubbish
Please take out your rubbish and recycling. Put in the bins at the rear of York House.
Kitchen
Please wash all your cutlery and crockery and return to the cupboards.
Please remember to take home all of your own items from the fridge and cupboards.
Keys
Please lock the apartment and return the keys to the keybox and tumble the code. Thank you and safe journey home.
